Which of your Airbnb listings, months and stay lengths actually make money?

Drop in the Transaction history you downloaded from Airbnb and get net earnings per listing, the share Airbnb's fees took, average daily rate, net per booked night, occupancy, your best and worst months, and profit per night by length of stay once you tell it what a cleaning costs, without giving a third-party dashboard access to your host account.

Common questions

How do I see which Airbnb listing earns the most?

Download your Transaction history CSV from Airbnb (Menu, Account, Payments, Transaction history, Download CSV, or the Earnings tab), and drop it here. The tool groups the Reservation rows by listing and shows gross earnings, Airbnb's fees, net earnings, average daily rate, net per booked night and occupancy for each. Nothing is uploaded; the file is read in your browser.

How does it work out net earnings and the fee share?

Net is the Amount column on each reservation row, which is what Airbnb pays after its service fee. If that column is missing it is gross earnings minus the service fee and any Fast Pay fee. Fee share is service plus Fast Pay fees divided by gross earnings. Occupancy taxes are shown for reference and never counted as earnings.

Which stay length makes the most money per night?

Short stays earn more per night on paper because the cleaning fee is spread over fewer nights, but each one costs a turnover. Enter what you pay for one cleaning and the tool shows profit per night for 1-2, 3-4, 5-6, 7-27 and 28+ night stays, so you can see whether a longer minimum stay or a higher cleaning fee is worth testing.

What does the tool not know?

Your mortgage or rent, utilities, supplies, platform subscriptions, blocked nights, taxes you owe and any income booked outside Airbnb. Occupancy is nights booked divided by the days between a listing's first check-in and last check-out in the file unless you enter the days available, so it overstates occupancy if you blocked the calendar. Months are by check-in date.

Is this tax or financial advice?

No. It applies arithmetic to the file you provide and does not replace your own judgement or a qualified adviser. It is independent of Airbnb and is not affiliated with or endorsed by it.
