CHRISTMAS TREE FARM PROFIT PLANNER · RUNS IN YOUR BROWSER · NOTHING UPLOADED

Can you wait eight years for the first sale?

Enter acres, survival, prices and costs. The planner lays out cash flow year by year across several planting blocks, finds the year you pay back, the deepest cash hole you will be in, the net present value, and the price per tree you need to break even. It also re-runs your plan at different survival rates and prices, and compares wholesale against choose-and-cut.

Planning arithmetic on your own numbers and stated assumptions.

1. Your plantation

One rotation: each block is planted, tended, harvested and then leaves the model. Survival is the share of planted trees still standing; culls are standing trees too misshapen to sell.

2. What you sell

3. What it costs

Questions people ask

How much does it cost to start a Christmas tree farm?

Seedlings are the small part. Site prep, planting labour, years of shearing and weed control, land and equipment all come before the first sale. The planner adds them up per acre and shows the deepest point your cumulative cash reaches, and in which year.

How long until a Christmas tree farm makes money?

Most species take 7 to 10 years to reach a sellable size, so a single block earns nothing for most of a decade. Planting a new block every year spreads the wait; the planner shows the year cumulative cash turns positive.

How many trees per acre can I sell?

Planted trees per acre, times survival, times the share that are not culls. Survival is often the biggest unknown; the sensitivity table re-runs your plan from 50% to 90%.

Is this agricultural or financial advice?

No. It is arithmetic on the numbers you type in. Species choice, soil, pests, local regulations, insurance and tax are out of scope.

Not decided

Species and variety, soil and drainage, pests and disease, drought and frost years, deer, local agricultural and sales-tax rules, insurance, tax treatment of timber or farm income, and whether your market will actually pay your retail price. Survival, prices and costs vary a lot by region and year; the defaults are placeholders, not forecasts.
