HUNTING LEASE INCOME CALCULATOR · RUNS IN YOUR BROWSER · NOTHING IS UPLOADED

What would leasing your land for hunting actually net you?

Enter your acres, the prices you are offered and your own costs. You get net income for three arrangements — one club on a flat lease, individual per-hunter seasonal leases, and paid day hunts — plus the break-even rate per acre and what happens if only some seats fill.

Calculated in this browser tab. No account, no upload. The tool contains no market rates; the example numbers are made up.

Common questions

How much can a landowner charge for a hunting lease?

It depends heavily on region, game, habitat and access, so this tool holds no market rates. Enter the per-acre or per-hunter price you are actually being offered or that neighbours report, and it shows the net after your insurance, upkeep, admin and lost-use costs.

Is a flat club lease or per-hunter leasing better?

Per-hunter leasing usually grosses more when seats fill but carries vacancy risk and more admin; one club lease is steadier and simpler. The tool compares both, plus paid day hunts, on your numbers and shows how net changes if only half the seats fill.

What does a hunting lease cost me as the landowner?

Typically liability insurance or an umbrella extension, signage and boundary upkeep, roads, food plots or stands you provide, your time, and any use you give up such as grazing or your own hunting. Enter each; the tool subtracts them.

Does leasing land for hunting create liability?

It can. Recreational-use statutes in some states limit a landowner's liability but often not when you charge a fee, so the rules for paid leases differ. Ask your insurer and an attorney, and use a written lease with a hold-harmless clause reviewed locally. This tool does not assess any of that.

Is my data uploaded?

No. Everything is calculated in your browser tab and nothing is sent anywhere. There are no accounts.

Is this legal, tax or insurance advice?

No. It is arithmetic on numbers you enter. Lease contracts, liability, insurance and the tax treatment of lease income need a qualified attorney, insurer or tax professional.
