A platform's payout summary and 1099-K report what it paid you and what
it remitted on your behalf -- not what's left over. Every figure below is
the calculator's own worked example, run through its monthly rollup and
held steady across a year, and checked against calc.mjs in
this page's test file.
This calculator's own defaults: a $250 nightly rate, 4 nights, a $150 cleaning fee — a $1,150.00 taxable base — taxed at a 6% state layer the platform fully collects and a 5% county layer it does not. That's $126.50 in total tax per stay: the platform collects $69.00 of it, and $57.50 is left for the host to track and remit directly.
One $57.50 gap per stay is easy to shrug off. The calculator's monthly rollup multiplies it by the bookings-per-month figure you supply -- 6 in the worked example — and the gap stops looking small: $345.00 a month is not covered by the platform's own tax remittance, on top of the $414.00 a month it does collect.
Twelve months at that same pace is the annual planning total: multiply each monthly figure by 12.
| Figure | Per stay | Per month (×6) | Per year (×12 months) |
|---|---|---|---|
| Total tax owed | $126.50 | $759.00 | $9,108.00 |
| Platform collects | $69.00 | $414.00 | $4,968.00 |
| Host must self-file | $57.50 | $345.00 | $4,140.00 |
$4,140.00 a year is the county layer alone, from one listing at a steady 6-bookings-a-month pace. A host reading only the platform's own tax-collected total ($4,968.00 a year in this example) would budget for the wrong number -- the total tax owed across the year is $9,108.00, and just over half of it never touches the platform's remittance at all.
The annual number above assumes every month looks like the one you entered, which is the same assumption the calculator's own "illustrative rollup only" label next to Bookings per month already warns about. A seasonal host should run the calculator once per season at that season's own pace rather than annualizing a single busy or quiet month. And when an actual return is due, total the real county-layer tax off your own booking records for the filing period -- this page exists to answer "how much should I be setting aside," not to replace that record-by-record total.
Whatever your uncovered tax layers add up to across every stay, not just one. On this calculator's own worked example -- a $250/night, 4-night stay with a $150 cleaning fee at 6 bookings a month -- the host-must-remit share is $57.50 per stay and $345.00 a month. Held steady across a full year, that is $4,140.00 the host has to track and file directly, none of it withheld by the platform at checkout.
Because it reports what the platform paid out and, separately, what it remitted on your behalf -- it doesn't reconcile the two against what was actually owed on every stay. In the worked example, the platform's own tax summary shows $69.00 collected per stay for the state layer and calls that handled. It has no reason to surface the $57.50 county layer it never had a collection agreement for, so that figure exists nowhere in the platform's paperwork -- only in a calculation like this one.
Only for the layers that summary actually names. A platform's collection agreement is set per taxing authority, so “tax collected: yes” on a payout statement can mean the state layer alone. On the worked example, $69.00 of the $126.50 owed per stay is genuinely handled -- the remaining $57.50 is not covered by that same sentence, and a host who reads “collected” as “all of it” misses the county filing entirely.
Only as a planning estimate, not a forecast. The calculator's monthly rollup is explicitly illustrative -- it multiplies one stay's tax by a flat bookings-per-month figure you supply, and a year at that same pace is twelve of that number. A host with a strong summer season and a quiet winter should run the calculator separately for each season's own booking pace rather than annualizing one month, since the flat multiplication assumes a steadiness most calendars don't have.
That depends entirely on the taxing authority, and this calculator doesn't know it -- filing frequency (monthly, quarterly, or annual) is set by the specific county or city tax office, not by the platform or by this tool. What this page gives you is the total to expect over a year; the authority's own registration paperwork, from when you set up the account you file under, states how often a return is due.
No. This is a planning total from one representative stay and a monthly average, useful for deciding how much cash to set aside -- it is not a substitute for totaling each stay's actual county-layer tax off your own booking records when a return is due. Use the per-stay calculator on every real booking if you need a number to file, not this page's annualized estimate.
