What should this clean cost, and what can you discount?

Enter the home, your own pace and wages, supplies and drive time. The tool shows the cost of each visit, the lowest price that earns your target margin, the most you can discount weekly, biweekly and monthly clients, and the annual profit of each frequency.

Arithmetic on figures you supply. Not legal, tax, payroll or financial advice.

Frequencies

The time multiplier scales labor hours for that frequency, for example 0.8 if a kept-up home takes 20% less time than your baseline. Square feet per person per hour should come from your own timed jobs.

How it is calculated

Person-hours: (home sq ft ÷ sq ft per person-hour + bathrooms × minutes ÷ 60 + add-on minutes ÷ 60) × the frequency's time multiplier. Wages: (person-hours + paid drive person-hours) × wage × (1 + burden). Cost: wages + supplies + mileage. Price floor: cost ÷ (1 − payment fee − target margin). Price: list price (your one-time price plus add-on prices) × (1 − discount). Profit: price − payment fee − cost. Max discount: 1 − floor ÷ list price. List price needed: the largest floor ÷ (1 − discount) across your frequencies.

Not modelled: insurance and bonding, taxes, equipment wear, cancellations, customer acquisition cost, workers' compensation, and wage or employment rules. Unverified: tested on hand-calculated examples, not on a real cleaning company's books. It computes arithmetic; it does not tell you what the market will pay.

Common questions

How do I price a house cleaning?

Start from your cost, not a rate you saw online. Cost is the cleaners' paid hours (cleaning plus paid drive time) at your wage and payroll burden, plus supplies, mileage and the card fee. Divide that cost by one minus the card fee and your target margin and you have the lowest price that earns it. Then quote at or above that number.

How much should I discount weekly or biweekly cleans?

Only as much as the margin allows. The table shows the largest discount off your list price each frequency can take before it drops under your target margin, and the list price you need so every discount you offer still clears it. Recurring homes often take less time per visit, which is why each frequency line has its own time multiplier.

What are square feet per labor hour?

How much floor area one person cleans in one hour, from your own timed jobs. The tool does not know it and does not assume one. Time five or six real jobs, divide square feet by person-hours, and use your own average.

Should drive time be paid?

That is your call and your local law's. The tool counts the minutes you enter as paid time for every cleaner who rides, so you can see what it costs. Leave it at zero to ignore it.

Do add-ons change the price floor?

Yes. Each add-on you list adds its labor minutes and supplies to cost and its price to the list price, so an oven or fridge that takes longer than it earns shows up as a lower margin instead of hiding in the total.

What does this leave out?

Insurance and bonding, taxes, equipment wear, cancellations and lockouts, customer acquisition cost, workers' compensation rules, and the minimum wage or employment classification that applies to your cleaners. It is arithmetic on your figures, not payroll or legal advice.

No. The calculation runs in your browser from figures you type, nothing is sent to a server, there are no accounts, and it works offline after the page loads.
